Are you buying an investment property? Are you self-employed and don’t show enough income on your tax returns to get a full doc loan? Then you need a DSCR (debt service coverage ratio) loan.
Here’s how it works: we use the rental income to qualify you for the loan. Let’s say you’re buying a two family house for $650,000. You’re putting down 20%. The two apartments bring in a total rent of $5,500/month. Taxes and insurance are $1,050/month. The total mortgage payment is $4,376/month.
Divide rent ($5,500) by mortgage payment ($4,376) and you get a DSCR of 1.26. Most lenders want a DSCR of 1.25 or higher but we have programs that don’t require any DSCR! That’s right. Email us at info@amerifund.us, call at (212) 922-9555 or apply online at www.amerifund.us.
